Huge regional variations in property buyer profiles

Leixlip, Kildare and Tallaght south, and south Dublin, were the Local Electoral Areas (LEAs) with lowest median age – 34 – for residential property buyers in 2019, new CSO data shows.

In 2019, of the 630 dwellings purchased in Lucan, south Dublin, nearly 83% were purchased jointly, the highest proportion of joint transactions in the State.

For joint transactions, Pembroke in Dublin city, was the LEA with the highest median price at €750,000, while Manorhamilton, Leitrim, was the lowest at €104,000.

For sole transactions, Stillorgan, Dún Laoghaire-Rathdown, was the LEA with the highest median price at €587,500, while Carrick-On-Shannon, Leitrim, and Boyle, Roscommon, were the joint lowest at €85,000.

Lowest median age

Tallaght south, south Dublin, was the LEA with the lowest median age for joint transactions at 33, while it was highest in Bantry, west Cork, Cork county, at 53.

Pembroke in Dublin city, was the LEA with the highest median income for joint transactions at €162,600, while Buncrana, Donegal, had the lowest at €48,800.

Carrick-On-Suir, Tipperary, was the LEA with the lowest median income for sole transactions at €24,600, while Pembroke in Dublin city, was the LEA with the highest, at €74,200.

CSO statistician Seán O’Connor said the publication provides further information on the characteristics of those purchasing residential property in Ireland in 2019, across the themes of price, age, income and the number of dwellings purchased.

The regional variation of the housing market across the State is clear from the data, he said.

Of the 45,280 dwellings purchased in 2019, the LEA with the highest number of transactions was Howth-Malahide, Fingal, at 770, followed by Naas, Kildare, at 740. 

In contrast, LEAs such as Muinebeag, Carlow, Belmullet, Mayo, and Ballybay-Clones, Monaghan, jointly had the lowest number of transactions at 70. 

Prices

The top-five largest median prices were found in the Dublin urban areas of Dún Laoghaire-Rathdown, and Dublin city.

Stillorgan, Dún Laoghaire-Rathdown, had the highest median price at €665,000, followed by Pembroke, in Dublin city, at €637,000.

Boyle, Roscommon, was the LEA with the lowest median price at €96,000, followed by Carrick-On-Shannon, Leitrim, and Manorhamilton, Leitrim, at €100,000 and €102,000 respectively.

In Manorhamilton, Leitrim, the median price of a sole transaction was €95,000 compared with the median price of a joint transaction of €104,000.

This LEA had the smallest difference between the median sole-transaction and joint-transaction price of €9,000.

In contrast, the largest difference was in Pembroke, Dublin city, where the median price of a sole transaction was €516,000 and a joint transaction €750,000, which is a difference of €234,000.

Age and income

Ongar, Fingal, was the LEA with the lowest median age for sole purchasers at 35, while it stood at 33 for joint purchasers in Tallaght south, in Dublin.

While the median income of a joint purchaser was €81,500 in 2019 at a State level, at an LEA level it varied from a low of €48,800 in Buncrana, Donegal to a high of €162,600 in Pembroke, in Dublin city.

The four local authority areas of Dublin dominated the table in terms of LEAs with the highest median joint-purchaser income. Compare that with Cork city south-east, which was the thirteenth highest LEA with a value of €110,200.
